We look forward to welcoming you to our home. When you make your booking you are entering into an agreement with us. Please read our terms and conditions of booking below. We consider this an important part of the transparency between you and us. The Ts and Cs are there to give mutual protection and avoid misunderstandings. Thank you in advance for reading these “Terms and Conditions”, which form part of the contract between WESTWOOD and our guests.

Booking Terms & Conditions

  • Arrival and Departure
    Check in is available from 3.00pm to 8.00pm (15:00 to 20:30 hrs) on the day of arrival. Check-in times outside of those specified must be confirmed with us prior to arrival. We ask that you please vacate your room by 11.00am (11:00 hrs) on the morning of departure.
  • Reservations - please note the cancellation policy before committing to a reservation.

In order for us to confirm a reservation, we request a non-refundable deposit of £90/£70 to be paid at the latest 30 days before your stay date . We ask you to pay this by CHAPS, BACS, cheque or debit/credit card. For the first three methods of payment, payment details will be sent out to you immediately after you make your reservation with us (either by e-mail or post). For card payment: You can pay by Debit or Credit Card over the phone with us directly. The deposit will then be deducted from your final invoice when the full amount is due before you leave. The final payment can be made by card or cash at Westwood.

We will send you final confirmation of your booking once the payment has cleared. If a cheque used to cover payment is returned, we will cancel the booking and seek recovery of bank charges.

  • Cancellation by the Guest
    We hope you understand that, as a small business, cancellations can have a big impact on us, especially if we have turned away potential guests in favour of someone who has already booked and who then cancels. We do, however, appreciate that unforeseen circumstances can intervene, and we try to be as sympathetic and helpful as possible in such cases.
    In the event of a cancellation up to 30 days prior to the scheduled date of arrival no further charge will be made apart from £95/72 non-refundable deposit.
    If you cancel within 30 days and we are able to re-let the room for at least part of your planned stay, no further charge will be made apart from the above-stated non-refundable deposit. If we cannot re-let the room, the full cost of your stay may become liable depending on the circumstances of the cancellation. These conditions are valid when booking directly with us via our website or via www.bedandbreakfast.eu .Conditions of cancellation through www.booking.com are as stated on that website.

NB: If you do not inform us and simply do not arrive, the full amount due for your stay will be charged and either an invoice will be sent to you or payment will be taken from your card.

We take all bookings in good faith, as we are unable to judge reasons for change, cancellation or non-arrival, guests are reminded that no exceptions to the above conditions will be made and that any booking made with WESTWOOD B&B for either accommodation, services, meals or drinks that are pre-booked (verbal or written) forms a legally binding contract. For this reason we advise that you take out a suitable insurance product to cover against unexpected costs such as cancellation fees. In addition, we may take legal action, through the Courts, to recover any outstanding debts.

  • Cancellation by Us
    In the rare event that it should become necessary for us to cancel a booking we will contact you immediately. Any payments you have made will be refunded in full. Our liability will not extend beyond these conditions.
  • Car Parking
    A car park is available for guests’ use in our own grounds. Cars are parked here at the owner’s risk.
  • Change of Room
    If a booking is taken out for a specific room and the room reserved is required to meet a specific guest’s needs or rendered unusable via circumstances beyond our control, we reserve the right to transfer the booking to an alternative room of similar quality.
  • Damage and Breakages
    Please take care of our home. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur, especially if you accidentally spill something – it’s much easier to clean if we know what it is and act quickly. We do not normally charge for breakages, but we reserve the right to charge for repair or making good if the damage is significant.
  • Meals in bedrooms
    We kindly ask our guests not to eat meals, such as takeaways, in their rooms. Cooking is not allowed in any form. By prior arrangement with us you may, however, bring food with you for an evening meal and eat this in the dining area. For this we can provide you with cutlery and plates etc., but we politely ask you to clear away after yourselves and leave the crockery and cutlery etc. on the tray provided by us. This is also applicable to any glassware used in the evenings. Please also take other guests into consideration as regards strong-smelling foods if you decide to occasionally use this service we provide.
  • Data
    Some of the data gathered during the course of a booking may be held on computer. We would like to hold this data after your visit to be able to inform you of future offers. If you would prefer us not to hold this information please let us know.
  • Keys
    You have access to the building and your room 24 hours a day throughout your stay using a set of keys given to you when you register on arrival. You have full responsibility of these keys for the duration of your stay. Lost keys will be charged at £10.00 per set.
  • Liability
    We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves.
  • Lost Property
    We are happy to return items that have been left following departure. However, there will be a minimum charge of £5.00 to cover postage and packaging.
  • Missing Items
    We reserve the right to charge for missing items.
  • Pets
    Pets are not permitted in the house. Guide/Assistance dogs are the exception we make.
  • Prices
    We reserve the right to change our prices at any time. This does not affect bookings already made.
  • Smoking
    Smoking is NOT permitted within any part of WESTWOOD. Please note that offending guests may be asked to leave immediately and may be liable for professional cleaning of any rooms and any outstanding balance of nights booked but not taken through early departure.
  • Termination Policy
    WESTWOOD reserves the right, at its discretion, to terminate, without notice, an individual’s stay where deemed necessary through unacceptable behaviour or as a result of actions which are likely to endanger or offend others (Please note that non-compliance of our non-smoking policy may constitute termination). In such circumstances any outstanding account must be settled, no refunds will be made.
  • Use of garden and lawn
    This is possible, but by personal arrangement only with the owners.
  • (Gift) Vouchers
    (Gift) Vouchers are only redeemable on our products and services. (Gift) Vouchers are non- transferable and cannot be redeemed for cash. Gift Vouchers will expire on the date marked on the Gift Voucher. (Gift) Vouchers presented after their expiry date will be treated as void and are non-exchangeable and non-refundable. Gift Vouchers cannot be returned or refunded, except in accordance with your legal rights. WESTWOOD reserves the right to refuse to accept a Gift Voucher which it deems to have been suspected to be affected from fraud.
  • Wi-Fi Access
    By using our Wi-Fi Service you automatically agree to the terms and conditions of use in force at the time.
  • Internet Services
    WESTWOOD B & B (“we” / “our” / “us”) provides you with access to the internet in most parts of the building. By accessing the service using either medium you are agreeing to obey the terms and conditions listed below. If you do not agree to the terms, please do not access the service:

Fair Use
We would like to ensure that all of our guests have an enjoyable internet experience whilst staying with us. We have therefore implemented a ‘fair use’ policy to ensure that we can continue to provide a fast and reliable service.

We may monitor the performance of our network and the use of it by our guests. If we notice that a guest is using it in excess of what is expected from reasonable normal use and where such excessive use is affecting other guests, particularly during busy times, we may restrict usage. If you do not use file sharing software or download large files from the internet then you should not be affected by our fair use policy. However, if it becomes clear that heavy downloading, peer-to-peer networking, or excessive streaming (i.e. more than simply streaming programme content from websites such as BBC iPlayer, 4 On Demand, or itv.com) is taking place then we may contact you to ask you to reduce your use to allow our other customers to share the system fairly. If you continue to do so, or if you persistently exceed normal use to the extent that it affects our network and other user’s enjoyment of the service, then we reserve the right to restrict or deny you access to the network.

Our Obligations to You
We will use our reasonable endeavours to ensure that you are provided with uninterrupted service 24 hours a day. We will not be liable however, for any reason if the service is not available at any time for any period, nor for any loss of data or damage to the equipment you suffer as a result of using our service. We may suspend access at any time and for any reason, including routine or emergency maintenance of the servers. For this reason we strongly recommend that you regularly save any work you are doing whilst using the service.

Your Obligation to Us
The service we provide is intended to be used for general purposes, including accessing the World Wide Web, email, messaging services and chat rooms. You undertake to us that you will use the services responsibly and that you will behave in a lawful, honest and proper manner when accessing the services. Without prejudice to any other provision of this agreement, we may terminate your use of the service at any time without notice if we become aware of any behaviour that has a negative effect on our equipment or network or the use by other customers of our equipment or network or the internet in general, or which damages, or has the potential to damage, our reputation.
Without prejudice to the generality of the paragraph above, you may not: use the service for any illegal purpose (including but not limited to breaching any intellectual property or computer misuse legislation and downloading or uploading any illegal material); send any unsolicited commercial email (or “spam”) or any activity relating to it; carry out any “hacking” activities such as attempting to access systems without authorization or carry out denial of service attacks.

  • Intellectual Property Rights

You acknowledge and agree that all intellectual property rights (including, but not limited to, copyrights (including rights in software), trademarks, logos, database rights, patents and inventions) in and relating to the service are owned by us and our licensors or contractors. Nothing in this agreement operates to transfer any such intellectual property rights to you.

We reserve the right to assign or sub-contract any of our rights and obligations under this agreement without notice to you.

If any provision of this agreement is found to be unenforceable by a court of competent jurisdiction, the other provisions shall nevertheless remain in full force and effect.

This agreement is governed by the laws of England and the parties hereto submit to the non-exclusive jurisdiction of the English court.

We reserve the right to amend these terms and conditions at any time.


Accessibility Guide

General Information

Westwood is committed to ensure an appropriate accommodation service for prospective guests with disabilities. Due to the situation of Westwood, we lack facilities for guests with severe mobility limitations e.g.there is no ramp and unfortunately no room for a ramp for wheelchairs, but we are trying to make our house as accessible as we can. (Please see access below.) We welcome any enquiries from guests with disabilities so we can discuss their needs and all reasonable attempts will be made to meet these. Assistance dogs welcome.

  • Fire alarm is audible only
  • The hall is fitted with a safety light (with night light if required.)
  • The nearest train station is Maryport (ca. 5 miles from Westwood). Guest collection can be arranged
  • The nearest bus service is Cockermouth (ca. 3 miles from Great Broughton) with only an occasional service to Great Broughton. Guest collection can be arranged
  • A list of local taxis is available
  • Assistance with luggage is offered
  • All rooms have remote control TV
  • All rooms have tea making facilities with cordless kettles and AEG coffee capsule machine
  • Bedrooms have raised wall sockets as well as at skirting level
  • Mobile phone coverage is adequate for most networks
  • Our breakfast menu and guest information can be provided in large print and/or described verbally
  • A variety of dietary requirements can be catered for with advance notification
  • A designated guest fridge is available for each room and can be used for medications/insulin/special foods etc.
  • People with nut allergies should be aware that we do use nuts in the kitchen
  • People allergic to cat/dog fur should be aware that WESTWOOD does have a friendly, if timid, visiting cat on our premises, though she is not allowed anywhere into guest accommodation
  • Our floors are either wood, tile or laminate flooring with only the occasional quality rug.

Access to WESTWOOD

  • Private Parking is available and surfaced with tarmac. Guest drop off is possible immediately in front of the porch entrance to the house
  • The porch entrance to the house consists of four (4) steps with handrails at both sides into the porch, where there is a grab-rail. From the porch into the hallway, there are two (2) steps. Bedrooms, dining room, guest lounge, decking and reading areas are level throughout
  • Use of garden by arrangement with the owners. The garden is presently accessible via a sloping path with steps, but with no handrail.

En-suite Bathrooms

  • The en-suite in the Blue Willow Room is accessed through a sliding opaque glass door. It has a compact, level wet-room walk-in shower and a grab rail is mounted in this shower. The opening into the shower is ca. 470mm wide and it is permanently open with a fixed 300mm wide tempered safety glass screen to one side, giving a shower width of 770mms in all. The WC is comfort-height.
  • The en-suite in the Cottage Garden Room has a shower with a tray height of ca. 30mm 1400mm length and 900mm wide. There is a grab-rail in the shower. The entrance is 680mm wide with a pivoting splash screen of 280mm attached to a fixed screen of 700mm width. The WC is separate and accessed via a sliding opaque glass door on the same floor level. The WC is comfort-height and has a grab-rail beside it on the wall.

Separate Bathroom

  • Westwood also has an additional and separate bathroom with shower (tray height ca. 30mm) of 1400mm length and 900mm wide. There is a grab-rail in this shower. The glass screen is tempered safety glass and 800mm wide. The entrance to this shower is 700mm wide. There is also a washbasin and comfort-height WC in this bathroom. There is no grab-rail beside this WC.
